Home Buying Roadmap

STEP 1.
Purchase Consultation

• Discuss your dreams, goals, challenges, and how we can assist you best. 
• We will go over setting expectations, and any questions you have on the Home Buying process. 
• The Buyer’s Advantage : As a home buyer, your agent’s commission is usually paid by the seller of the home! 

STEP 2.
Get Pre-Approved with a Lender

• Has anyone taken the time to discuss your purchasing power with you? 
• In most cases, but not all, you will need pay stubs, W2s, and bank statements to start this process. 
• Knowing your price range will inform and empower your home search, and is critical to a successful home shopping experience. 

STEP 3.
The Home Search

• The fun part!
• You and your agent/broker will discuss the type of home you’re looking for, including location, style, and price.
• Homes matching your criteria will be sent to you in real time for your consideration.

STEP 4.
Advanced Research

• Our real estate professionals have advanced tools and systems to research and set showings on any property that interests you. Let us schedule a showing for you!​

STEP 5.
Offer Preparation and Submission

• Your agent/broker will research the property you are interested in, and provide you with cutting-edge data to inform your offer. 
• After discussing these details with you, your agent/broker will prepare and submit your contract. 

STEP 6.
Contract Negotiations

• Did you know? Your offer, the inspection, and appraisal could all be negotiated in this process. These negotiations will be facilitated by our highly trained and experienced residential advisors.
• Once the contract terms (pricing, timing, etc.), are agreed upon and signed by all parties, you are officially under contract. Congratulations!

STEP 7.
Under Contract

• You are one step closer to home ownership. To ensure our team remains on the same page throughout the process, we will coordinate and communicate with all parties involved (ie, Title company, Lender, Inspector, Appraiser, and YOU). 
• We will navigate the logistics of this busy stage with you to ensure a smooth closing for all. 

STEP 8.
Contract Details and Management

• We will perform due diligence, and will review our findings with you, the buyer.
• ​The inspection will be conducted, and the appraisal will be ordered by the lender during this stage. ​

STEP 9.
Closing Preparations

• You will be finalizing your loan details with your lender, and reviewing documents. 
• Your agent/broker will be scheduling your final walkthrough and closing day/time with you, the lender, and the title company.

STEP 10.
Closing

• This is your big day! In this final stage the transfer of funds and ownership takes place. 
• A neutral third party (i.e. title company or attorney) will facilitate the signing of closing documents, and deliver the deed along with the keys to your new home.
