Seller Consultation
- Discuss your dreams, goals, challenges, and how we can assist you best. There’s no commitment required on your part for the initial meeting.
- We will go over setting expectations, and any questions you have on the Home sale process.
Establishing Price
- Your Summit Real Estate Group agent/broker will provide you with an in depth market analysis showing you what’s currently active, what’s currently under contract, and what has sold in the last six months.
- We will provide you with a recommended listing price range based on this data.
- Our experienced team will discuss our findings and recommendations, answer questions, and work with you to set the list price and prepare you for the next steps.
STEP 3.
Pre-Listing Preparations
- What does your home need to be ready for sale? Is it staging, house cleaning, repairs, or updating?
- Whatever your home may need, we will assist you in preparing it for the market to accomplish your pricing and timeframe goals.
STEP 4.
Finalizing Your Listing
- We are almost ready to go live to the market!
- Your agent/broker will prepare all of the required listing paperwork, order photos, floorplans, signage, and finalize all remaining marketing items to position the property powerfully in the marketplace.
STEP 5.
Property Showings
- Your sign is in the yard and your lockbox is on the door! Your agent/broker has entered all relevant information into the exclusive LC Real Estate Group Marketing System which includes the local MLS (Multiple Listing Service) that syndicates out to thousands of listings sites across the internet for maximum exposure.
- Now, anyone interested in a home similar to your property’s location, size and price, can request a showing and/or additional information. Our team will facilitate these requests and report back to you regarding your property’s activity
STEP 6.
Offers and Negotiations
- Did you know? A Buyer(s) offer, inspection, and appraisal could all be negotiated in this process. These negotiations will be facilitated by our highly trained and experienced residential advisors.
- Our advisors will present the benefits and risks associated with each offer. As a Seller you will have the opportunity to accept, counter, or decline any offer.
STEP 7.
Under Contract
- Once the contract terms (pricing, timing, etc.), are agreed upon and signed by all parties, you are officially under contract. Congratulations!
STEP 8.
Final Details
- While under contract the buyer will work with their representative and mortgage provider (if applicable), to finalize their loan and perform other due diligence.
- As the seller, our team will work with you to review final closing statements and payoff requests, final cleanings, and final walkthroughs to ensure a smooth closing.
STEP 9.
Closing Day
- This is your big day! All parties will meet at the designated Title Company for transfer of funds and ownership. Congratulations, you’ve successfully sold your home!
